5 EASY STEPS TO IMPROVE CURB APPEAL
" Because today's buyers have much more to choose from in the way of inventory, any home for sale must make a positive first impression," said NAR President Charles McMillan.
This quote came from a Dec. 4th article titled, Curb Appeal Matters Now More Than Ever. With so many homes for sale, how do YOU differentiate your listing? How can YOU help your homes stand
out and get noticed?
Here are five easy steps you can take to improve your listings' curb appeal. (Do these first two with your seller because it up to them to follow through to improve the look of their home).
1. Stand across the street and take a good look at the house. Take a couple of photos and review them to see what pops out. With your seller, answer these questions:
A. What do you notice first when you look at the house and yard? Write down a list of both the positive and the negative features.
B. What can be done in order to enhance the positive features and minimize or improve the negative features?
2. Next, park where a potential buyer would and walk towards the front door. Ask the same questions as above and add them to your list.
This same process should be done again at night. Don't forget that in today's market, buyers will take their time and revisit a house many times weighing the pluses and minuses of their favorite homes before buying.
Although the sellers must invest the time, energy and money needed to upgrade their homes' curb appeal, don't overlook the things you can do with your marketing to make a strong first impression.
3. Before you place your sign out, ask yourself, "Does my sign compliment or detract from the homes' curb appeal? What image does my sign project?"
We have all seen old, bent frames, empty brochure boxes and falling signs that just look awful. Don't let this happen to you. Take pride in your signs because they are your most visible selling tool. If they look bad, so do you. YOU and your listing need to make a strong first impression. 4. Take your time when shooting photos for your listing. Think about the time of day, sun angle and framing. Take lots of photos so you can choose the best. Overcast days often are best because you don't have to worry about shadows. Remember that the first photo on your website will be the front of the home, so this needs to be your best. If you need to come back at a different time of day to capture a better photo, do it.
5. As with all advertising, it is the open sentence that sets the tone. Make sure your headline description is inviting. Spend some time on the descriptive part for your listing. Have another agent read over your write-up before you submit it. A little extra effort can improve your outcome.
There will be 5,000,000 homes sold this year and that means there are 5,000,000 buyers! How many of your listings are going to be on this list of SOLD homes? Stop looking at things you can't control (i.e. will the bail-out help; will interest rates go lower; when will we hit bottom) and start looking at things you can control like your listings' curb appeal. YOU ONLY GET ONE OPPORTUNITY TO MAKE A GOOD FIRST IMPRESSION!
